 When building on your lot, the finacing is easy with a "construction-to-permanent" loan.  It sounds complicated, but it is easy to understand. 

• If you are buying land to build on, you can include it in the loan.
• During construction, it pays in installments as your home is being built and site work is occuring.
• Once your home is complete, the loan becomes and end-loan.  Just like a mortgage i.e. 100% finacing, 15/30 year fixed or ARMs.
